Lead Maintenance Technician - Full Time


The Franklin Redevelopment and Housing Authority is seeking candidates for a Lead Maintenance Technician position.  The selected candidate will be responsible for all maintenance and repair activities of FRHA's multifamily homes and will act as the lead maintenance technician for all carpentry, electrical, plumbing and general repairs.  Individuals who have strong experience in multifamily maintenance and demonstrated ability to lead others are encouraged to complete an FRHA Employment Application and send it to FRHA using the instructions below.

Job Duties:


The Lead Maintenance Technician will be responsible for maintenance of buildings, facilities and light equipment.  The selected candidate will perform carpentry, electrical, plumbing and general repairs in response to service requests while managing the overall request process.  Duties also include maintenance on mechanical equipment or machinery.  Duties include, but are not limited to, the following:  


  • ·       Manages the process used to receive, prioritize and process daily work orders according to standard shop practices and returns work orders following completion of work assignment.  Directs other Maintenance staff to perform work orders and makes determinations as to the use of specialists and outside vendors.  


  • ·       Performs general interior and exterior repairs including structural components (e.g., stairways, floor joists and rafters), roof repairs (e.g., replacement, flashing repair, etc.), foundation waterproofing, masonry and concrete replacement/repair (e.g., walks, brick, paving, steps, curbing), repair/replacement of gutters, downspouts, fences, gates, doors, windows, doorbells, peepholes, signs, clotheslines, fans, belts and insulation. 


  • ·       Diagnoses problems and makes general repairs to the interior/exterior of buildings and facilities and maintains furniture and equipment pursuant to UPCS requiring proficiency in the fields of plumbing, carpentry, electrical, mechanical and related trades.
  •        Keeps HVAC equipment and systems ready for use by coordinating a full range of preventive maintenance and restoring and repairing faulty or inoperative systems and associated equipment in accordance with blueprints, piping and wiring diagrams and manufacturers’ specifications.


  • ·      Maintains a professional image and attitude in keeping the objectives of the Authority and resident’s welfare.
